Rönesans Holding completes landmark transaction in the Netherlands

This landmark deal, which has made a significant impact on the Dutch housing market, represents the largest new‑construction single‑asset transaction in the country’s history, measured by the number of units.

Located right next to one of Amsterdam’s iconic landmarks, the Johan Cruijff ArenA, Eleven Square is set to become Amsterdam’s tallest residential tower. Developed as one of the city’s new living hubs, the transaction stands out as a record-breaking deal in the Dutch housing market for the number of residential units sold.

Amsterdam’s tallest residential tower

Rising to a height of 145 metres, Eleven Square will be the tallest residential tower in Amsterdam, adding a new landmark to the city’s skyline. With a total development area of approximately 170,000 square metres, equivalent in size to 28 soccer fields, the project is being developed on a unique site measuring 250 by 150 metres. Eleven Square will comprise a total of 1,100 residential units, alongside office space, as well as cultural, sports, and entertainment facilities.

Ballast Nedam’s signature across the city’s key reference points

Ballast Nedam continues to deliver sustainable living spaces and infrastructure projects at the heart of Europe, particularly in the Netherlands. One of Europe’s most iconic stadiums, the Johan Cruijff ArenA, built between 1993 and 1996 and located next to Eleven Square, also bears Ballast Nedam’s signature. In addition to canal projects aimed at preventing flooding across the Netherlands, Ballast Nedam offers faster, more sustainable, and more cost-effective solutions to the country’s housing needs through modular construction. 

Ballast Nedam is also delivering Cartesius Utrecht, which will form part of the World Health Organisation’s Healthy Cities initiative, creating a healthy neighbourhood in the Netherlands. Other projects, such as Green House in Brabant Heeze, built with more than 95% natural materials including wood and straw, and Horizons, an energy-positive residential development, stand out as exemplary contributions to the fight against climate change. 

Renowned for its expertise in infrastructure projects including tunnels and roads, Ballast Nedam has delivered more than 40 tunnels across the Netherlands. Major projects in its portfolio include the Gaasperdammertunnel, the longest land tunnel in the country, and the immersed tunnel Maasdeltatunnel. In Luxembourg, Ballast Nedam is also delivering the expansion of the European Investment Bank’s headquarters, bringing another of Europe’s most important institutional buildings to completion.

Contributing to Amsterdam’s housing need

Once completed, Eleven Square will offer a wide range of housing options for first-time residents and students, while also contributing significantly to the Netherlands’ annual housing need of approximately 100,000 homes. On the project site prepared by the Amsterdam Municipality, construction of the residential towers is planned to commence in the second quarter of 2026.
